If you’re considering a home with a private well, testing for safe drinking water is a must. I have water samples tested for bacterial contaminants by Watauga River Authority, the Elizabethton water utility, which is a state certified lab. Results are generally provided within 48 hours of sampling.
Radon is colorless, odorless, and extremely carcinogenic. It can affect homes anywhere in the US, and the only way to check for elevated levels of radon in your home is with testing.
Wood destroying organism (WDO) certifications are required by many lenders and give you peace of mind that the home doesn’t have a hidden problem. For your convenience, I subcontract WDO inspections through a local reputable pest contractor, who will usually do their inspection at the same time as the home inspection and provide their report the same day.
I walk the entire parcel and take hundreds of ground and aerial photos to identify ideal building sites, space for septic drain fields, likely access points and driveway connections, and ground considerations that may affect use of the land, like running/standing ground water, large rock outcrops, natural clearings, wet/low/drainage areas, severe elevation changes, and more. All of this will be detailed in an easy-to-read Spectora report, which will be delivered in HTML and/or PDF format. From that report, you will be able to see the items we discussed, with images for reference.
